For a Malaysian property purchase, the standard MOT stamp duty calculation is progressive:
First RM100,000: 1%
Next RM400,000: 2%
For a RM500,000 property:
RM100,000 × 1% = RM1,000
RM400,000 × 2% = RM8,000
Total MOT stamp duty = RM9,000
However, the actual amount payable may depend on the applicable rules, property value used for stamp duty purposes and any exemption or relief that applies.
Do not forget the loan agreement stamp duty
If you are financing the purchase, there is a second duty on the loan agreement, charged at 0.5% of the amount financed. On a RM500,000 property with a 90% margin of finance, the loan is RM450,000, so the loan agreement stamp duty is RM2,250.
That brings the total stamp duty on a typical financed RM500,000 purchase to around RM11,250. Buyers who budget only for the MOT figure are usually surprised by this second amount.
A few other price points, for comparison
RM300,000 — RM1,000 on the first RM100,000, plus RM4,000 on the next RM200,000. Total MOT stamp duty: RM5,000.
RM600,000 — RM1,000, plus RM8,000, plus RM3,000 on the portion above RM500,000. Total MOT stamp duty: RM12,000.
RM1,000,000 — RM1,000, plus RM8,000, plus RM15,000 on the portion from RM500,001 to RM1,000,000. Total MOT stamp duty: RM24,000.
Notice that duty rises faster than price. Doubling the purchase price from RM500,000 to RM1,000,000 does not double the duty — it nearly triples it, because the top portion is charged at 3% rather than 2%.
